Tips on Selling Alaska Property

As a homeowner there are some details that we just can't do as your Realtor. Only you can help your home sell. There are some ways to get the most out of your home. Here are some simple tips to keep in mind when listing your Alaska property.

1. Fix and repair anything that has been an eyesore. If you know there is something that the buyer would want fixed, don't wait for the inspection to say so. You may get a lower offer because the buyer is noticing all the things they will have to do once they own the home. The more move-in ready your home is, the quicker and higher that offer will be.

2. Pack away most of your belongings. Since you are moving anyway, make the time to pack at least half of your items away now. You can keep them in the garage IF you have the space and it won't take away from the spaciousness of the garage or you can rent a storage facility. Buyers want to see as much space as possible and if your "stuff" barely fits as it is now, the buyers will take this as a clue there is not enough room.

3. Pack away personal photos, memorabilia and collections. You don't want buyers stopping in the hall to peruse your photos or your collection of teapots. You want them to see themselves in the space and the only way to do this is to take everything that identifies you out of the equation. Keep neutral decor and colors but pack most theme specific items away.

4. Keep areas free flowing and rooms as they were meant to be. Don't have an office space in a bedroom or toys in the formal dining room. Keep rooms clear and easy to maneuver. Remember, the buyers are not the only ones touring your home. They will have an agent with them and possible other family members. If they feel too cramped walking through your home, they may just want to leave.

how to sell Alaska property5. Give buyers their space when viewing. Most buyers feel uncomfortable with the sellers in the home while they view the home. Leave the house when there is showing and give them time to discuss the house without you there.

6. Be flexible with buyers and showings. If you are too strict as to when buyers can see your home they may just forget it altogether. There is a reasonable time frame but try and be ready at a moment's notice to leave the house spotless. You may be surprised at what your willingness to negotiate for gets you.
